814bayshoreUpdate: SOLD! It's good to be homeless for a while.

We tried selling our home two years ago, but it did not sell. It turned out to be a blessing in disguise because we were able to rent it to our kids for a year to aid in their transition from being a military family to becoming established in South Carolina.

They are now in their own place. So, we evaluated what kept the home from selling the last time and came up with several reasons.

  • The market was soft, so although the house showed well it was difficult to compete.
  • The bedrooms were painted different colors, so this meant that a buyer would have painting as one of their first chores.
  • The carpet had seen a lot of traffic and it showed the dirt. The steam cleaning really wasn't enough.
  • Potential buyers didn't like that there were dogs next door and that there was no privacy fence.

So, with these items in mind, we took several months to make some improvements.

  • Painted everything. Ceiling, walls, and trim were given a fresh coat of paint in coordinated colors.
  • The old carpet was ripped out and replaced.
  • A long list of minor repairs were made to ensure all the homes systems were in good shape.
  • Applied an epoxy finish to the garage floor making it much more appealing.
  • A hail storm had done some damage, so the house now sports a brand new roof and gutters.
  • We are in the process of adding a privacy fence.
  • AND best of all; we are listing the house at a very competitive price.

This home already has a lot of custom touches that make it special. Extensive moldings in the dining room, study and family room make it stand out. There are quality upgrades in the downstairs and master bathrooms with wainscoting and tile. It is located in a family friendly subdivision that is conveniently located between Spartanburg and Greenville.

All we lack is a buyer to realize what a great place this is.
